How To Evict Someone And What To Do After

Jenna recently went through the eviction process on one of her properties and learned a lot. She shares her learnings in this video including how to evict someone and more importantly, what to do after. 


The best way to avoid the eviction process is to thoroughly vet and screen all tenants that apply. Jenna did that and more, but ultimately situations and circumstances change which can result in a good tenant becoming a bad one. 

It all started when the tenant missed rent payments. Rent is due by the 1st of the month on all Jenna's rentals and then it's considered late by the 6th of the month. Jenna charges a $50 late fee and then $20/day for every day past that. Check with you a local real estate attorney to determine what options may be available to you. 

On the 6th day after rent is due, if it is still not paid, the Notice to Quit is filed with your local magistrate. Be sure to have this process laid out in your lease agreement. 

Make sure that you do NOT come into the property until you have possession of the property unless there is an emergency. In most cases you cannot go in and change the locks to remove the tenant. 

There are a lot of legal costs associated with evicting a tenant on top of repairing the damage done by them. All of these costs and the cost of the repairs can then be added as a judgement against the tenant for that amount. 

More importantly going through the eviction process adds an eviction to their record, which helps to warn future landlords about the tenant.

One thing that Jenna realized she could have done better is to schedule periodic checkups on the property where she schedules a time with the tenant to stop by and check the place out.
